Tohni Rainwater
Property Manager (1500 Jefferson)
Tohni Rainwater brings more than three decades of operational expertise and a deep commitment to service excellence to Wright Runstad & Company. Since joining the firm in 2005, she has been a cornerstone of the company’s South Sound operations, specializing in the management of high-profile facilities for state-owned entities.
Tohni began her tenure as a Property Administrator during the development of the Edna Lucille Goodrich Building in Tumwater. Her proactive leadership and operational aptitude led to a steady expansion of responsibilities and an eventual transition to the 1500 Jefferson property in Olympia. In 2018, she was promoted to Property Manager, overseeing both landmark properties. In this role, she leads a dedicated team to deliver high-tier service to a diverse tenant base, guided by a tenant-first philosophy and a meticulous approach to property operations.
Prior to her career at Wright Runstad, Tohni spent 15 years at Frank Russell Company (now Russell Investments), where she held a variety of roles within the facilities department that expanded her administrative and operational expertise—providing the foundation for her career in property management.
