The Spring District

The Spring District is a 36 acre LEED-ND certified, transit-oriented, mixed-use urban neighborhood on the old Safeway Distribution Center site in the Bel-Red Corridor. Specifically designed to help tech companies attract and retain the world’s best talent, the development is centered on a future light rail station which opened Spring of 2024 and connects Microsoft, the Bellevue CBD and the South Bellevue Park and Ride with the Seattle connection expected to open in 2025. The 16 city blocks will feature commercial, educational and residential projects, including a hotel, restaurants and diverse local shops.

It’s a new urban Bellevue neighborhood — a vibrant place made up of walkable streets, open spaces and independent shops. We’re creating a place that draws you in to work, live, and be your best.

When completed, The Spring District will have over 3.3 million square feet of space in buildings ranging from three to 12 stories with supporting retail amenities, designed to meet the LEED-Neighborhood Development standards. The urban neighborhood has views of the Cascade Mountains, downtown Bellevue, Lake Washington, Seattle, the Olympic Mountains and Mt. Rainier.

Residential developer, Security Properties, opened the first two of five mixed-use residential buildings in February 2017. The Sparc Apartments contains a total of 309 units, numerous amenities including a fitness center, ground floor retail and underground parking. The complex includes a 14,000 square foot Bright Horizons early education center. A second mixed-use complex, Arras Apartments, opened in 2019 and has 279 units in three buildings plus commercial space and underground parking. AMLI Spring District’s 204 units opened summer of 2020 with two landscaped courtyards, rooftop grill area and underground parking.

The three-story, 96,000 square foot Global Innovation Exchange (GIX) is a graduate academic institute focused on technology innovation, created by a partnering of the University of Washington and the Tsinghua University of Beijing, and supported by Microsoft. GIX students began classes in the building in the fall of 2017 and it graduated its first cohort of students in December 2018.

Additional developments at The Spring District include Block 16 (338,500 rentable square feet) , Block 24 (199,500 square feet), Block 6 (329,000 square feet), Block 5 (332,000 square feet) and Block 13 (208,000 square feet) all leased by Meta. The Meta-owned Hemlock building (380,000 rentable square feet) with its adjacent park and market hall opened in 2022, and Block 12, with its popular brew pub operated by Bellevue Brewing Company also opened in 2022.
