1201 Third Avenue - Wright Runstad

The New York Times named 1201 Third Avenue one of the nation’s three best new office buildings the year it opened. This 55-story, classically designed tower has commanding views of Elliott Bay, Lake Union and the Cascade and Olympic mountain ranges. The granite and glass building features a pedestrian plaza with three levels of shops, services, and rooftop gardens; a public atrium overlooking the plaza; and access to the Downtown Seattle Sound Transit Tunnel through the tower’s lobby.

A six-level underground garage offers 801 parking stalls, bicycle storage, three Zipcars for tenants’ use, and four electric vehicle charging stations.

1201 Third Avenue was awarded the Urban Land Institute’s 1994 “Award for Excellence” in the Large Scale Office category, and the Building Owners and Managers Association’s 2003/2004, 2004/2005, 2010/2011 and 2020 “The Office Building of the Year” (“TOBY”) Award, in the Over 1 Million Square Feet category for the Pacific Northwest Region and at the BOMA International level. The building also received the 2001 “Mayor Award” in recognition of Outstanding Achievements in Energy Efficiency and Conservation, and third place in 2009 and first place in 2011 in the BOMA Kilowatt Crackdown for highest energy performance in a commercial building.

1201 Third was awarded "The Office Building of the Year" ("TOBY") Award 2020, in the Over 1 Million Square Feet category for both the Pacific Northwest Region and BOMA International level.

The building originally received LEED certification in the Existing Building Operations & Maintenance category (LEED-EB O&M v.3) in 2010 and was re-certified LEED v4.1 O+M Gold in 2022.
